Conditions or Reasons:
1) The proposed extension by reason of its bulk, scale, massing and flat roof element at first floor level would appear as an incongruous feature in this part of the rear streetscene of terraced houses, having a detrimental impact on the visual amenities of the locality, contrary to policies CS14 and DM3 of the Core Strategy and Development Management Policies (adopted 2009), PPS1 (Delivering Sustainable Development), and Design Guide in Central Bedfordshire: A Guide for Development (adopted 2010)
2) The proposed extension, by reason of its bulk, massing, appearance and location of habitable room window in the single storey element, would appear unduly obtrusive and overbearing resulting in loss of outlook and privacy to adjoining occupiers and additional loss of light to occupiers of 73 Church Street, contrary to policies CS14 and DM3 of the Core Strategy and Development Management Policies (adopted 2009), PPS1 - Delivering Sustainable Development, and Design in Central Bedfordshire: A Guide for Development (adopted 2010).
