Conditions or Reasons for Planning Application - CB/09/07031/FULL
Conditions or Reasons:
1) The proposed development if permitted would result in the intensification of use of a substandard access which makes no provision for adequate driver/driver intervisibility and will lead to conditions of danger and inconvenience to users of the highway and the property, contrary to Policy DM3 of the Core Strategy and Development Management Policies 2009.
2) The use of this recently erected tandem garage as a single dwelling house and the associated general intensification of the use of the whole site at 41 High Street Flitton which lies in a small village as classified in the Core Strategy will have an adverse impact the character of the Conservation Area and on the setting of the listed cottage in conflict with planning policies DM3, CS5 and DM13 in the Core Strategy and Development Management policy document dated November 2009 as well as PPS3 and PPG15.
