Conditions or Reasons:
1) The removal of this condition to allow the garage to be used for another use and not necessarily in association with the parent dwelling would inevitably lead to the intensification of the use of the whole site at 41 High Street Flitton - which lies in a small village as classified in the Core Strategy - and this will have an adverse impact on the character of the Conservation Area and on the setting of the listed cottage in conflict with planning policies DM3, CS5 and DM13 in the Core Strategy and Development Management Policy document dated November 2009 as well as PPS3 and PPG15.
