Conditions or Reasons:

1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.

2) Before development is undertaken on site, a scheme shall be submitted and approved in writing by the Local Planning Authority setting out the details of the materials to be used for the external walls and roof. The development shall be carried out in accordance with the approved scheme.

Reason: To protect the visual amenities of the building and of the area generally.

3) Before development is undertaken on site, full details of the proposed replacement conservatory on the eastern elevation shall be submitted to, and approved in writing by, the Local Planning Authority. The development shall be implemented in accordance with the approved details.

Reason: To safeguard the character and appearance of this part of the conservation area.

4) Before development is undertaken on site, full details of the proposed conservation rooflights shall be submitted to, and approved in writing by, the Local Planning Authority. The development shall be implemented in accordance with the approved details.

Reason: To safeguard the character and appearance of the conservation area.

5) Prior to the first occupation of the building the first and second floor windows in the northern elevation of the development facing Sandsend shall be fitted with obscured glass of a type to substantially restrict vision through them at all times, and restriction on their opening limited to 10 cms.

Reason: To safeguard the amenities of occupiers of adjoining properties.

6) Notwithstanding any provision of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order with or without modification) no further window or other opening shall be formed on the northern elevation of the building.

Reason: To protect the amenities of occupiers of neighbouring properties.
