Conditions or Reasons for Planning Application - CB/10/00062/FULL
Conditions or Reasons:
1) The proposal would result in an undesirable and unacceptable form of development such that it would have an adverse impact on the character of the area and the amenities, outlook and privacy of the occupiers of nearby residential properties; as such the proposal is contrary to Policy DM3 of the Development Management Policies in the Core Strategy, Adopted 2009.
2) The application fails to have regard to the Council's Planning Obligations Strategy adopted 2008, insofar as it is not accompanied by an acceptable undertaking to provide contributions to local infrastructure. The application therefore fails to accord with the Adopted Planning Obligations Strategy, Policy CS2 of the Core Strategy Adopted November 2009 and PPS1: Delivering Sustainable Development.
3) In the absence of a submittd Flood Risk Assessment the application has failed to demonstrate compliance with PPS25 Development and Flood Risk, and Policies CS13 and DM2 of the Core Strategy Adopted November 2009.
