Conditions or Reasons for Planning Application - CB/10/00096/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) New external brickwork and roofing materials shall match those of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies BE8 & H8 S.B.L.P.R).
3) Before development begins, a Tree Protection Plan (Reference BS 5837 :2005 "Trees in Relation to Construction") shall be submitted to the Local Planning Authority for approval, showing clearly the position, dimensions and build specification of protective barriers to be erected around the required Root Protection Area for the protected Sorbus Aucuparia tree in order to establish an effective Construction Exclusion Zone. The Construction Exclusion Zone shall also recognise the need to protect the existing canopy spread from damage.
REASON:To ensure a satisfactory protection of rooting medium needed to sustain the satisfactory health and stability of respective root systems and to exclude plant, machinery and storage materials from encroaching into the existing canopy spread of the trees.
4) Before development begins details of the foundations that are to be used for the extension hereby permitted shall be submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
5) This permission relates only to the details shown on Drawing no. P040909-08 Revision P6 received 11/03/10 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved drawing and to avoid doubt.
