Conditions or Reasons for Planning Application - SB/06/01403
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before development begins, samples of the materials to be used for the external walls and roofs of all new buildings shall be submitted to and approved in writing by the District Planning Authority.
REASON: To control the appearance of the building/s.

3) Before development begins and notwithstanding the details submitted with the application, details of the window cills, window reveals and doorways of the proposed building shall be submitted to and approved in writing by the District Planning Authority.
REASON: To control the appearance of the building/s.

4) The development shall only be used as an annexe to the dwelling and shall not be occupied as a separate or self-contained dwelling unit.
REASON: To prevent the establishment of a separate residential unit.

5) Before the permission hereby granted is implemented, the applicant shall enter into a Planning Agreement with the District Council pursuant to Section 106 of the Town and Country Planning Act 1990, to ensure the development shall only be used as an annexe to the existing dwelling and shall not be occupied as a separate or self contained dwelling unit.
REASON: To prevent the establishment of a separate residential unit.

6) This permission relates only to the details shown on the Site Location Plan and Drawing nos. 1, 2, 3 and 4 received 06/11/06 and the Block Plan received 18/12/06 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
