Conditions or Reasons:
1) The proposed flat roofed two-storey extension and the rooflight located over the proposed single storey rear extension would, because of their siting and incongruous design, be out of character with the existing dwelling, harmful to the visual amenity of the street scene and locality. The proposal is therefore contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
