| Conditions or Reasons: | 1)
The development shall begin not later than three years from the date of this permission. REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

New external brickwork and roofing materials shall match those of the existing building as closely as possible. REASON: To ensure that the development is in keeping with the existing building. (Policies 10, B.S.P.; BE8 & H8, S.B.L.P.R). |

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), any garage, car port or parking space hereby permitted shall be kept permanently available for the parking of motor vehicles. REASON: To ensure that off-street parking is retained in the interests of highway safety. (Policies 42, B.S.P.; T10, S.B.L.P.R). |

Before the extended dwelling and attached garage hereby permitted are first occupied or brought into use, the existing front projection and outbuilding shown coloured blue on Drawing No. 10730/003D shall be demolished. REASON: To safeguard the openness of the Green Belt. (Policies 24, B.S.P.; GB1 & H13, S.B.L.P.R). |

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no additional dormer windows or rooflights shall be inserted into any elevation or roof slope of the proposed extension. REASON: To protect the amenity of neighbouring residents. (Policy H8, S.B.L.P.R). |

Before the permission hereby granted is implemented, the applicant shall enter into a Planning Agreement with the District Council pursuant to Section 106 of the Town and Country Planning Act 1990, to ensure that the development hereby permitted is only iimplemented instead of and not in addition to planning permission No. SB/TP/06/0416. REASON: To ensure that the extensions to the property remain proportionate to the original dwelling having regard to the location of the property within the Green Belt. (Policies 24, B.S.P.; GB1, GB3 & H13, S.B.L.P.R). |

This permission relates only to the details shown on the Site Location Plan and Drawing No. 10730/005.A received 22/12/06 and Drawings Nos. 10730/003.D and 10730/004.C received 24/01/07 or to any subsequent appropriately endorsed revised plan. REASON: To identify the approved plans and to avoid doubt. |
