Conditions or Reasons for Planning Application - SB/06/01457
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) New external brickwork and roofing materials shall match those of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies 10, B.S.P.; BE8 & H8 S.B.L.P.R).
3) The windows shown coloured blue of Drawing No. 2204.06.2 shall be permanently glazed with obscured glass.
REASON: To protect the privacy of the occupiers of adjoining properties.
(Policies 10, B.S.P.; BE8 & H8, S.B.L.P.R).
4) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no additional windows shall be inserted into western facing flank elevation of the proposed extension.
REASON: To protect the amenity of neighbouring residents.
(Policy H8 S.B.L.P.R).
5) The development shall only be carried out in complete accordance with the approved plans and specifications.
REASON: To ensure no variation from the approved plans.
(Policies 10, B.S.P & BE8 S.B.L.P.R).
6) Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 1995, or any amendments thereto, the garage accommodation on the site shall not be used for any purpose, other than as garage accommodation, unless permission has been granted by the District Planning Authority on an application made for that purpose.
REASON: To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users.

7) This permission relates only to the details shown on Drawing No.'s 2204.06.1 & 2204.06.2 received 22/12/06 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
