Conditions or Reasons:
1) The proposed development would, because of its size, siting and incongruous design, be out of character with the existing dwelling and other similar properties in the locality, harmful to the visual amenities of the street scene and of nearby residents. The proposal is therefore contrary to national advice contained within Policy Statement 1, 'Delivering Sustainable Development' and Policies BE8, H8 and H13 of the South Bedfordshire Local Plan Review.
