Conditions or Reasons for Planning Application - CB/10/00924/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before development begins, samples of the materials to be used for the external walls and roof of the approved garage shall be submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
REASON: To control the appearance of the building.
(Policies BE8 & BE6, S.B.L.P.R).
3) Before development begins, a Tree Protection Plan shall be submitted for approval to the Local Planning Authority that clearly shows the position of the Root Protection Area around each of the retained trees, along with the proposed means of protecting such an area, either in the form of protective fencing and/or by ground protection where access is considered necessary for building work. The tree protection specification shall conform to the requirements of Section 9.2 (Barriers) and Section 9.3 (Ground Protection) of BS 5837 : 2005 "Trees in Relation to Construction" unless otherwise agreed with the Local Planning Authority.
REASON: To ensure the satisfactory protection of the rooting medium of retained trees to ensure their continued good health and visual amenity value.

4) This permission relates only to the details shown on the Site Location Plan & Drawing No. 1006-PL-010 Revision B received 16/03/10 and Block Plan & Side Elevation received 24/03/10 and or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plans and to avoid doubt.
