Conditions or Reasons for Planning Application - CB/10/00948/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.
3) The first floor side window proposed to the two storey side extension serving the en-suite shall be obscure glazed such as to substantially restrict views through it at all times. Only the top part of the window shall be opening, and the format of the window shall be retained as shown on drawing BAB/11.01 SK(A)10C at all times.

Reason: To safeguard the amenities of occupiers of adjoining properties
4) Notwithstanding any provision of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order with or without modification) no further window or other opening shall be formed on the south elevation of the side extension.

Reason: To protect the amenities of occupiers of neighbouring properties.
5) Before works begin on the extension two parking spaces shall be provided within the curtilage of the site at a minimum size of 2.4m x 4.8m each.

Reason: To provide adequate off street parking for the existing dwelling.
6) The access shall have a minimum width of 4.8m and shall be constructed before works commence on the extension.

Reason: In the interest of road safety and for the avoidance of doubt and to provide adequate access to the parking spaces.
7) Before works commence on the extension all on site vehicular areas shall be surfaced in a stable and durable manner. Arrangements shall be made for surface water drainage from the site to soak away within the site so that it does not discharge into the highway or into the main drainage system.

Reason: To avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety and reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure satisfactory parking of vehicles outside highway limits
