Conditions or Reasons:
1) The proposed development would have an adverse impact on the amenity, value and appearance of a protected Sweet Chestnut tree, detrimental to the visual amenity and character of the area, contrary to Policies 8 and 10 of the Bedfordshire Structure Plan 2011 and to Policies NE4 and BE8 of the South Bedfordshire Local Plan Review.
