Conditions or Reasons:
1) The property is a grade II Listed Building and the proposed removal of the single storey side extension and erection of a two storey side extension of this design and proportion would detract from the special interest, character and appearance of the building. The proposed development is therefore contrary to the advice given in PPS 5: 'Planning for the Historic Environment' and Policy BE8 of the South Bedfordshire Local Plan Review.
