Conditions or Reasons for Planning Application - SB/07/00017
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before the development hereby permitted is occupied, the "blasted glass screen" shall be provided in a steel frame to match that of the proposed staircase, shall be opaque or obscurely glazed and shall be constructed in accordance with the position and height shown and outlined red on the first floor plan and side elevation of Drawing No. 856/3/1/C received 22 February 2007. The screen shall be retained as such thereafter.
REASON: To safeguard the privacy of neighbouring residents.

3) New external brickwork shall match that of the existing building as closely as possible.
REASON: To preserve the character and appearance of the Conservation Area.
(Policies 10, 13 & 14, B.S.P.; BE4, BE5, BE8 & H2, S.B.L.P.R.).
4) Notwithstanding the detail shown on the approved plans, the glazing of the new windows and doors shall match the existing windows of the building in terms of their design and materials as closely as possible.
REASON: To preserve the character and appearance of the Conservation Area.

5) This permission relates only to the details shown on Drawings Nos. 856/3/1/C received 22 February 2007 and 856/2 received 9 January 2007 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plans and to avoid doubt.
