Conditions or Reasons for Planning Application - CB/10/01229/FULL
Conditions or Reasons:
1) The extension to the property shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) All works hereby permitted shall be carried out as listed on approved plan 2570.10 Rev A, unless otherwise agreed in writing by the Local Planning Authority.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building.
3) Within 3 months of the date of this permission, the roof of the shed hereby permitted, and shown on site plan CBC/0001, shall be tiled in Pantiles, a sample of which shall be submitted to and agreed in writing by the Local Planning Authority.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with Planning Policy Statement 5.
4) If the roof of the shed is not roofed in Pantiles within 3 months of the date of this permission, as required by Condition 3 then the shed, as shown on Plan CBC/0001 shall be demolished to ground level and all materials resulting from the demolition shall be removed from the site, unless an alternative time period has previously been agreed in writing with the Local Planning Authority.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with Planning Policy Statement 5.
5) Notwithstanding details as listed on approved plan 2570.10 Rev A, details of the materials to be used for the roof of the extension hereby permitted shall be submitted to and approved in writing by the Local Planning Authority and the development shall be carried out in accordance therewith.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.
6) Notwithstanding the approved plans, all rainwater goods shall be of cast iron or aluminium and painted black unless otherwise agreed in writing by the Local Planning Authority.
