Conditions or Reasons for Planning Application - CB/10/01231/LB
Conditions or Reasons:
1) The extension to the house hereby consented shall be begun within three years of the date of this permission.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990, to ensure that this consent does not continue in existence indefinitely if the development to which it relates is not carried out.
2) All internal and external works hereby permitted for the proposed hallway extension shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building.
3) Within 3 months of the date of this permission the roof of the shed hereby permitted, and shown on site plan CBC/0001, shall be tiled in pantiles, a sample of which shall be submitted to and agreed in writing by the Local Planning Authority.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with Planning Policy Statement 5.
4) If the roof of the shed is not roofed in Pantiles within 3 months of the date of this permission, as required by Condition 3 then the shed, as shown on plan CBC/0001 shall be demolished to ground level and all materials resulting from the demolition shall be removed from the site, unless an alternative time period has previously been agreed in writing with the Local Planning Authority.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with Planning Policy Statement 5.
5) Details of the materials to be used for the roof of the extension hereby permitted shall be submitted to and approved in writing by the Local Planning Authority and the development shall be carried out in accordance therewith.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.
6) Notwithstanding the approved plans, all rainwater goods shall be of cast iron or aluminium and painted black unless otherwise agreed in writing by the Local Planning Authority.
