Conditions or Reasons for Planning Application - CB/10/01269/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) New external brickwork and roofing materials shall match those of the existing dwelling as closely as possible.
REASON: To ensure that the development is in keeping with the existing dwelling.
(Policies BE8 & H8 S.B.L.P.R).
3) All trenches required in connection with the construction of surface water drains, sewers and any other services serving the development shall, where they pass under tree canopies, be hand dug or bored through. Advance notice of the commencement of any such trenching works shall be given to the Local Planning Authority in writing.
REASON: To safeguard existing trees and hedgerows.
(Policy BE8 S.B.L.P.R).
4) The building shall only be used for purposes incidental to the enjoyment of the dwelling.
REASON: To prevent the introduction of an inappropriate use harmful to the residential character of the area.
(Policy BE8 S.B.L.P.R).
5) This permission relates only to the details shown on the Site Location Plan received 12/04/10, Drawing no. mp.256754 received 20/04/10 and Drawing no. mma.47 7 received 10/06/10 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plans and to avoid doubt.
