Conditions or Reasons for Planning Application - CB/10/01363/FULL
Conditions or Reasons:
1) Within 2 months of the date of this decision the windows on the front elevation of No. 20 shall be recessed by 70mm as indicated on plan 072898/2B.

Reason: To protect the character and appearance of the conservation area.
2) Within 4 months of the date of this decision the window cills on the front elevation of No. 20 shall be changed to a less formal design details of which shall be approved in writing by the Local Planning Authority. The development shall accord with the approved details.

Reason: To protect the character and appearance of the conservation area.
3) Before the premises are occupied the on site vehicular areas shall be constructed and surfaced in a stable and durable manner (not with lose aggregate) in accordance with details to be approved in writing by the Local Planning Authority for a distance of 5.0m into the site, measured from the highway boundary. Arrangements shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway.

Reason: To avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety and reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure satisfactory parking of vehicles outside highway limits .
4) Before the development is occupied a turning space suitable for a delivery/service/ambulance sized vehicle has been constructed within the curtilage of the site in a manner to be approved in writing by the Local Planning Authority. The development shall accord with the approved details and shall be retained for this purpose.

Reason: To enable vehicles to draw off, park and turn outside of the highway limits thereby avoiding the reversing of vehicles on to the highway
5) Before the development is occupied details of a refuse collection point located outside of the public highway shall be submitted to and approved by the Local Planning Authority . The scheme shall be fully implemented prior to the occupation of any dwelling and shall be retained thereafter.

Reason: In the interest of amenity and in order to minimise danger, obstruction and inconvenience to users of the highway and the premises.
6) Notwithstanding any provision of the Town and Country Planning (General Permitted Development) Order 1995 (or any Order revoking or re-enacting that Order with or without modification) no further window or other opening shall be formed on the South facing elevation (labelled as North elevation on plan no. 072898/2B) of the building.

Reason: To protect the amenities of occupiers of neighbouring properties.
