Conditions or Reasons for Planning Application - CB/10/01511/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) A scheme shall be submitted for written approval by the Local Planning Authority setting out the details of the materials to be used for the external walls and roof and other external finishes. The development shall be carried out in accordance with the approved scheme.

Reason: To protect the visual amenities of the dwelling and of the area generally.
3) Notwithstanding the approved plans, a scheme detailing how the balcony, landing and stairs will be screened to prevent overlooking into the neighbouring property at 2B Flitwick Road, shall be submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved scheme and shall be retained in perpetuity.

Reason: To protect the amenities of occupiers of the neighbouring property.
4) A scheme shall be submitted for written approval by the Local Planning Authority setting out the details of the solar panels and roof lights to be installed. The development shall be carried out in accordance with the approved scheme.

Reason: To protect the visual amenities of the dwelling and of the area generally.
5) The permission shall extend only to the application as amended by plans received on 23/06/10.

Reason: For the avoidance of doubt and to ensure that the development is implemented in accordance with the plans formally approved by the Local Planning Authority.
