Conditions or Reasons for Planning Application - SB/07/00062
Conditions or Reasons:
1) The South Bedfordshire Local Plan Review seeks to ensure the retention of adequate separation between buildings which, in the case of a two storey extension and the property boundary, should be a minimum of 1 metre. The proposal does not show this degree of separation and, due to the relationship between the application dwelling and the adjoining property, would result in cramped development which would detract from the character of the area. The proposal is therefore contrary to Policy H8 of the South Bedfordshire Local Plan Review.
2) The proposed two-storey front and side extension, by reason of it's prominent siting, bulk and visual impact, would constitute an unacceptably assertive development in the street scene, which would be out of character with the street scene in the vicinity. The proposal would detract from the character of the area, and is therefore contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
