Conditions or Reasons:
1) The proposed development would, because of its size, siting and unsympathetic design, detract from the appearance of the existing dwelling and hence be harmful to the visual appearance of the locality. The proposal is therefore contrary to national advice contained in Planning Policy Statement 1, 'Delivering Sustainable Development' and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
