Conditions or Reasons:
1) The proposed extension, by reason of its size, bulk, prominent siting and overbearing appearance, would constitute an unacceptably assertive and prominent development, detrimental to the character and appearance of the property and the streetscene generally. The proposal would detract from the character of the area, and is therefore contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
