Conditions or Reasons:
1) The proposed development would, because of its incongruous design, appear out of character with the existing dwelling and other similar properties in the locality, harmful to the visual amenity of the street scene and of nearby residents. The proposal is therefore contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
2) The proposed annexe would, by virtue of its size, scale, positioning and incongruous design appear out of character with the existing dwelling and the wider locality and be harmful to the visual amenity of the streetscene. The proposal is therefore contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
