Conditions or Reasons:
1) The proposed extension would, by reason of its excessive forward projection, siting, size, bulk and design, be a visually obtrusive, unduly prominent and overbearing form of development that would detract from this Area of Special Character and the street scene in this part of The Avenue. The proposal would be contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE6, BE8 and H8 of the South Bedfordshire Local Plan Review.
