Conditions or Reasons:
1) The proposed extension would, by reason of its siting and design, detract from the health and appearance of a tree protected by a Tree Preservation Order and would be detrimental to the amenity of the area, thereby contrary to Policies 8 and 10 of the Bedfordshire Structure Plan 2011 and Policies NE4 and BE8 of the South Bedfordshire Local Plan Review.
