Conditions or Reasons for Planning Application - SB/07/00217
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order with or without modification), no additional windows shall be inserted into the side elevations of the proposed extension.
REASON: To protect the amenity of neighbouring residents.

3) The dormer window in the side elevation facing 30 Stanley Road shown coloured blue on Drawing No. 0462-PL-010 Rev.A received 22 February 2007 shall be permanently glazed with obscured glass only.
REASON: To protect the privacy of the occupiers of adjoining properties.

4) New external brickwork and roofing materials shall match those of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies 10, B.S.P.; BE8 & H8, S.B.L.P.R).
5) For the avoidance of any doubt and notwithstanding the details shown on the submitted plans, this permission does not extend to any outbuilding or garage within the curtilage of the application site.
REASON: To avoid any doubt as to the extent of the permission.

6) This permission relates only to the single storey rear extension and alterations to the roof as shown on the Site Location Plan and Drawing No. 0462-PL-010 Rev.A received 22 February 2007 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plans and to avoid doubt.
