Conditions or Reasons:
1) The proposal by reason of its excessive scale, unsympathetic design and detailing, would have a harmful impact and fail to preserve the character and appearance of the existing building, and group of cottages, and their setting within the conservation area, contrary to national guidance in PPS5: Planning for the Historic Environment and Policies DM3, (Protection of Amenity), CS15 and DM13, (Heritage in new development) of the Adopted Core Strategy, and guidance in the Council's adopted Design Guide, DS4: Residential alterations and extensions, 2010.
