Conditions or Reasons for Planning Application - SB/07/00293
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Before development is commenced, and notwithstanding the details shown on the submitted plan, the approval of the District Planning Authority shall be obtained in respect of the details of the driveway where it crosses the highway verge, including the means of defining the driveway edge. In this connection the width of the driveway at this point shall not exceed 3.5m. The development shall be carried out only in accordance with the approved details.
REASON: To define this permission and to restrict the extent of the hard surfacing of the highway verge.

3) The proposed vehicular access shall be surfaced in bituminous or other similar durable material as may be approved in writing by the District Planning Authority for a distance of 5m into the site, measured from the highway boundary, before the premises are occupied. Arrangements shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway.
REASON: To avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of highway safety.

4) This permission relates only to the details shown on the Site Location Plan received 14/03/07 and Drawings received 07/03/07 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plans and to avoid doubt.
