Conditions or Reasons:
1) The proposed two storey side extension would, by reason of it's prominent siting, bulk and visual impact, constitute an unacceptably dominant development in the street scene. The proposal would detract from the character of the area and is therefore contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
