Conditions or Reasons:
1) The proposed single storey rear extension would, because of its size and positioning be unduly overbearing and result in an unacceptable loss of light to and overshadowing of the adjacent property, number 34 Kingsbury Avenue, detrimental to the residential amenity of the occupiers of that property. The proposal is therefore contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
