Conditions or Reasons:
1) The proposed dormer window, by reason of location on the side elevation of the property, would be an incongruous and visually prominent addition to the house from views within the public realm of the street scene and would have a harmful impact on the character and appearance of the conservation area. The proposal would therefore fail to preserve the character and appearance of the conservation area in accordance with policies CS15, DM3 and DM12 of the Core Strategy and Development Management Policies, Adopted 2009 and PPS5: Planning for the Historic Environment, 2010, and guidance in the Council's Adopted Design Guide 'Design in Central Bedfordshire', Supplement 4: 'Residential Extensions and Alterations', 2010.
