Conditions or Reasons for Planning Application - CB/11/00601/LB
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) The new works shall be executed with bricks/plain clay tiles/mortar mix/flat roof covering to match the existing building, details (all) of which shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. The development will be carried out in accordance with those details.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with Policy DM13 of the Core Strategy and Development Management Polices, and PPS5.
3) Prior to works commencing on site detailed drawings at a scale of at least 1:20 of all new external doors and windows including rooflights shall be submitted to and approved by the Local Planning Authority. The external materials, paint or stain finish of the frames shall be submitted to and agreed in writing by the Local Planning Authority, the development shall be carried out in accordance with those details.

Reason: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with PPS 5.
4) Notwithstanding the approved plans, all rainwater goods shall be of cast iron or aluminium and painted black unless otherwise agreed in writing by the Local Planning Authority.

Reasons: To safeguard the special architectural and historic interest of this statutorily listed building in accordance with Policy DM13 of the Core Strategy and Development Management Policies, and PPS5.
5) This consent relates only to the details shown on plans CBC/001, 6164/01E, 6164/02C, 6164/03A

Reason: To identify the approved plans and to avoid doubt.
