Conditions or Reasons for Planning Application - CB/11/00676/FULL
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) New external brickwork and roofing materials shall match those of the existing building as closely as possible.

Reason: To ensure that the development is in keeping with the existing building.
(Policies BE8 & H8 S.B.L.P.R).
3) Prior to development commencing, a Tree Protection Plan shall be submitted to and approved by the Local Planning Authority, which clearly shows the position and build specification of tree protection, with the purpose of fencing off an area within the applicants garden that allows a clearance of 6m, measured as a radius from the trunk of the protected Oak tree, which is located in the rear garden of 53 Woodland Rise, Studham. This area being the estimated Root Protection Area of the Oak tree, as calculated in compliance with Table 2 of British Standard BS 5837 : 2005 "Trees in relation to construction". The protective fencing shall form a "Construction Exclusion Zone", as specified in Section 9 of BS 5837 : 2005, which shall be demarcated by Protective Barriers as specified by Figure 2 of the BS 5837: 2005. The approved plan shall thereafter be implemented and retained for the duration of the development.

Reason: To adequately safeguard the rooting medium, and prevent physical damage to a protected Oak located in the neighbouring garden of 53 Woodland Rise, Studham by providing adequate protection from plant, machinery, material storage and alterations to the existing soil levels within the Root Protection Area, thus conserving the health and stability of this tree.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001, CBC/002, 05, 06, 07, 08, 09, 010, 011 & 012

Reason: For the avoidance of doubt.
