Conditions or Reasons:
1) The proposed replacement dwelling would be of a significantly greater floorspace and size than that existing and in total would occupy a different more prominent site than the existing dwelling and thereby would be more intrusive in the landscape and detrimental to the openness of the Green Belt. No very special circumstances have been advanced in support of the proposal and it is therefore contrary to Policy 24 of the Bedfordshire Structure Plan 2011 and to Policy H14 and GB1 of the South Bedfordshire Local Plan Review.
