Conditions or Reasons:
1) The proposed development, by reason of its poor design, layout and siting, would result in a cramped and generally poor form of development that would fail to complement and harmonise with its surroundings and would be detrimental to the amenity and privacy of neighbouring residents. The proposal would be contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H2 of the South Bedfordshire Local Plan Review.
