Conditions or Reasons:
1) The proposed development would, by reason of the siting, size and style of the bungalow and the restricted dimensions of the site, appear cramped on the plot in relation to the existing pattern of development in the vicinity, to the detriment of the character and appearance of the locality. The development would thereby be contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H12 of the South Bedfordshire Local Plan Review.
