Conditions or Reasons for Planning Application - SB/07/00499
Conditions or Reasons:
1) It has not been satisfactorily shown that there is a functional need for an agricultural worker to be resident on the site itself, which has also previously been divorced from a dedicated agricultural worker's dwellinghouse. Any permanent dwellinghouse would further harm the openness in the Green Belt and harm the visual character of the locality, which is in the Chilterns Area of Outstanding Natural Beauty and Area of Great Landscape Value. The proposal would be contrary to Policies 2, 6, 7, 8, 10, 24 and 25 of the Bedfordshire Structure Plan 2011 and Policies NE2, NE3, BE8, H10, H11 and GB1 of the South Bedfordshire Local Plan Review.
2) The proposal would conflict with Policy 6 of the Bedfordshire Structure Plan 2011 and Policy NE2 of the South Bedfordshire Local Plan Review, which seek to preserve the high quality of the landscape of the Chilterns Area of Outstanding Natural Beauty and to resist development which would have an adverse effect on it. To permit this proposal would have an adverse effect on the landscape and natural beauty of the area.
3) The proposal would conflict with Policy 7 of the Bedfordshire Structure Plan 2011 and Policy NE3 of the South Bedfordshire Local Plan Review, which state that development which would adversely affect the character of areas defined as being of Great Landscape Value will not normally be permitted. To permit this proposal would have an adverse effect on the landscape.
