Conditions or Reasons:
1) The application site is too restricted in size for the proposed form of development which would appear cramped in relation to adjoining buildings, out of character with the surrounding area and would allow insufficient space about the buildings for the enjoyment of the occupants. The proposal is therefore contrary to the principles of good design set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H2, H6 and BE8 of the South Bedfordshire Local Plan Review.
