Conditions or Reasons:
1) The proposed 'extension', by reason of it's prominent siting, bulk and visual impact, would constitute an unacceptably assertive development in the street scene, which would be out of character with the locality. The proposal would detract from the character of the area, and is therefore contrary to the principles of good design as set out in Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8 and H8 of the South Bedfordshire Local Plan Review.
2) The proposed boundary fence would, by reason of its size and siting, represent an obtrusive and unsympathetic feature, out of character with the means of enclosure of the existing dwelling and other similar properties in the locality and harmful to the visual amenity of the street scene. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policy BE8 of the South Bedfordshire Local Plan Review.
3) The proposed development, by virtue of it necessitating the removal of two cherry trees, would have a detrimental affect on the attractive character and appearance of the area. The proposal is therefore contrary to Policies 8 and 10 of the Bedfordshire Structure Plan 2011 and Policies H2, BE8 and NE4 of the South Bedfordshire Local Plan Review.
