Conditions or Reasons for Planning Application - SB/07/00604
Conditions or Reasons:
1) The proposed development would, by reason of its size, scale, siting and design, be a visually obtrusive, overbearing and incongruous form of development that would fail to respect and enhance the character of the surrounding area and would detract from the amenity of neighbouring residents. The development would thereby be contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H2 and BE8 of the South Bedfordshire Local Plan Review.
2) The standard of driver intervisibility at the proposed vehicle access is below acceptable standards and the application if approved, would lead to conditions of danger and inconvenience to both users of the highway and users of the premises. Furthermore, the development would fail to provide satisfactory off street parking and would result in an increase in kerbside parking to the further detriment of highway safety. The proposed development would thereby be contrary to Policy 42 of the Bedfordshire Structure Plan 2011 and Policies T1, T10 and H2 of the South Bedfordshire Local Plan Review.
