Conditions or Reasons for Planning Application - CB/11/02841/FULL
Conditions or Reasons:
1) The development hereby approved shall be commenced within three years of the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 which is designed to ensure that a planning permission does not continue in existence indefinitely if the development to which it relates is not carried out.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match/complement the existing building(s) and the visual amenities of the locality.
3) Prior to the commencement of the development hereby approved, an Arboricultural Report and Method Statement relating to the two Oak trees closest to the proposed extension, to the north and east, shall be submitted to be agreed in writing by the Local Planning Authority. The development shall thereafter be constructed in accordance with the recommendations and conclusions of this report and method statement.

Reason:To safeguard the existing trees on the site in the interests of visual amenity.
4) Building materials, spoil, or vehicles shall not be stored within the tree protection area of the two oak trees within the site, closest to the location of the extension hereby approved. Any new service lines, and soakaways are to avoid the root protection areas of these trees, as outlined in BS 5837:2005.

Reason: To safeguard the existing trees on the site in the interests of visual amenity.
5) The extension and conversion of the existing garage hereby approved shall at all times be used ancillary to the residential use of the dwelling known as The Quillet, and not as a single dwelling.

Reason: The site is located outside of a settlement envelope. Should the annexe be subsequently let or sold as a separate domestic dwelling, this would undermine the aims of PPS7: Sustainable Development in Rural Areas, and Policy DM4: Development Within and Beyond Settlement Envelopes of the Adopted Core Strategy.
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 5A; 1; 4; CBC/001; CBC/002; CBC/003.

Reason: For the avoidance of doubt.
