Conditions or Reasons for Planning Application - SB/07/00671/FULL
Conditions or Reasons:
1) The proposed development would, because of its size, siting and design be out of character with the existing dwelling and other similar properties in the locality, harmful to the visual amenity of the area. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
2) The proposed extension would, because of its size, siting and appearance, result in a disproportionate increase in the size of the original dwelling so being inappropriate in and affecting the openness of the Green Belt. The proposal is therefore contrary to Policy 24 of the Bedfordshire Structure Plan 2011 and Policies GB1 and H13 of the South Bedfordshire Local Plan Review.
3) The proposal would conflict with Policy 7 of the Bedfordshire Structure Plan 2011 and Policy NE3 of the South Bedfordshire Local Plan Review, which state that development which would adversely affect the character of areas defined as being of Great Landscape Value will not normally be permitted. To permit this proposal would have an adverse effect on the landscape.
