Conditions or Reasons for Planning Application - CB/11/03696/FULL
Conditions or Reasons:
1) The proposal, by reason of its design and appearance, in particular the poor detailing of the houses, lack of provision for landscape provision, poor boundary definition and excessive hardstanding on the frontage, would fail to sustain or enhance the character of the Conservation Area and the setting of the adjacent Grade II listed building (No.2 Brook End). As such the proposal is contrary to Government Guidance PPS5, policies CS15 and DM13 of the Core Strategy and Development Management Policies 2009 and the supplementary planning document "Design in Central Bedfordshire - Design Supplement 5, The Historic Environment".
2) The proposal, by reason of the inadequate proposed parking area would result in a development which would cause increased danger and inconvenience to users of the highway. As such the proposal is contrary to Policy DM3 of the Central Bedfordshire Core Strategy and Development Management Policies 2009.
