Conditions or Reasons:
1) The proposed demolition of the existing dwelling, without any acceptable alternative development, would result in a gap within the streetecene, which would be detrimental to the character and appearance of the Conservation Area. As such, the proposal is contrary to Government Guidance PPS5, and policies CS15 and DM13 of the Core Strategy and Development Management Policies 2009 and the supplementary planning document, "Design in Central Bedfordshire - Design Supplement 5, The Historic Environment".
