Conditions or Reasons:
1) The proposed development would, because of its size, siting and unsympathetic design, be out of character with the existing dwelling, harmful to the visual amenities of nearby residents. The proposal is therefore contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies H8 and BE8 of the South Bedfordshire Local Plan Review.
2) The proposed development would, because of its size and siting result in an excessive level of development along the common boundary, appearing unduly obtrusive to the adjoining property and thereby detrimental to the amenities of the occupiers of that property. The proposal is therefore contrary to Policy H8 of the South Bedfordshire Local Plan Review.
