Conditions or Reasons:

1) The proposal, by reason of its height, bulk and design, would result in a development which would be out of keeping with the streetscene and harmful to the character of its surroundings. The proposal is therefore contrary to the principles of good design set out in Policies H2 and BE8 of the South Bedfordshire Local Plan Review and the National Planning Policy Framework.

2) A satisfactory Unilateral Undertaking has not been submitted with the proposal in order to make a financial contribution towards infrastructure provision in the local area. As such the proposal is contrary to the Central Bedfordshire Council Southern Bedfordshire Planning Obligations Supplementary Planning Document.
