Conditions or Reasons:
1) The proposed scheme by virtue of the volume of use of the access, location of the off street parking provision and proximity of the development to the rear boundary of No. 2A Northview Road, would result in a detrimental effect upon the amenity of the residents of that property by reason of additional noise, nuisance and disturbance. The proposal would, therefore, be contrary to Policy 10 of the Bedfordshire Structure Plan 2011 and Policies BE8, H2 and H6 of the South Bedfordshire Local Plan Review.
2) The proposed development makes inadequate provision for a satisfactory vehicular access to serve the development and is likely to lead to an increase in congestion and additional hazards for highway users. The proposed development is therefore contrary to Policy 42 of the Bedfordshire Structure Plan and Policy T1 of the South Bedfordshire Local Plan Review.
3) The proposed development fails to provide a turning area which is suitable for a goods vehicle and as a result would lead to service/delivery vehicles having to manoeuvre from or to Northview Road in a reverse gear leading to additional hazards for highway users. The proposed development is therefore contrary to Policy 42 of the Bedfordshire Structure Plan and Policy T1 of the South Bedfordshire Local Plan Review.
