Conditions or Reasons for Planning Application - SB/07/00782
Conditions or Reasons:
1) The development shall begin not later than three years from the date of this permission.
REASON: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The external finish of the walls and roofing materials to be used for the extension shall match that of the existing building as closely as possible.
REASON: To ensure that the development is in keeping with the existing building.
(Policies 10, B.S.P.; BE8 & H8 S.B.L.P.R).
3) Before the garage is first brought into use an up-and-over electrically operated garage door shall be installed of a type that is remotely controlled from the vehicle using the garage. That type of door shall therafter be permanently retained on site unless otherwise agreed in writing by the District Planning Authority.
REASON: To avoid the need to park across the public footway whilst the garage door is being opened thereby avoiding the obstruction of the public footway to the inconvenience of users of the footway.

4) This permission relates only to the details shown on Drawing No. GP001 Rev.1 received 25/06/07 or to any subsequent appropriately endorsed revised plan.
REASON: To identify the approved plan/s and to avoid doubt.
